Letting Fee
- One week rent + GST (covers tenant viewings & selection process)
- Costs for advertising and extensive background and credit checking (includes Tribunal disputes & Police results).
First Steps
- Richard will meet you at your rental property to discuss your terms, conditions and property features.
- You will then sign a casual letting contract tailor-made to your needs and a bond lodgement form.
- Richard will take quality photographs of the rental property for advertising purposes.
- You will also receive a rental appraisal.
Locating Tenants
- Your property will be advertised on TradeMe and our website.
- Where permitted, we can install a For Rent sign at the property.
- We will coordinate and host viewings at the rental property (where applicable working with your current tenants).
Selection of Tenants
- Potential tenants will fill out a tenancy application.
- Received applications will be considered based on merit.
- Shortlisted applications are screened. Ideally, at least two landlord references are required, and their tenancy histories get checked out thoroughly.
- All Ways Property Management checks for Tenancy Tribunal orders against tenants.
- Credit and background and identity checks get carried out on the first choice of applicant/s.
Offer of Tenancy
- You will be consulted prior to an offer of tenancy.
- Once approved, a letter of offer gets sent to the successful applicants.
- All Ways Property Management will work with WINZ clients if applicable.
- A tenancy agreement is prepared in your name and read through with the tenant explaining their obligations & liabilities before signing.
- All Ways Property Management will collect the bond and the first week's rent into a holding account.
- All Ways Property Management will lodge the bond at the Bond Centre.
- Finally, you will receive all signed documents
