This is just a quick note to say thanks for managing our rental property in Pahiatua. To say thanks really doesn’t convey the job you have done. We had a block of flats elsewhere that had become such a nightmare (broken window, non-paying tenants; you name it, we had it. Even one who passed away). We have several properties in the Tararua area and were finding the selection of tenants difficult from Masterton.

We asked Richard and Maxine to find a tenant for one of our properties to see how they would go and were very impressed by the tenant they found. We like to manage the properties ourselves and we were sent all the paperwork promptly, the bond was lodged and an AP set up.

I have been highly impressed with Richard Gardner of All Ways Property Management.

Richard started managing one of my properties in Tararua, after being referred to me by a local real estate agent. I’d been having trouble getting anyone I felt I could really rely on – that has now all changed.

Richard has done such a good job with the first property, I talked him into taking on a second one in the Manawatu, even though it is a little outside his usual area.

Richard always gets good responses from the advertisements he puts in the paper, and then checks out the applicants very thoroughly, not only checking their credit rating and previous history with prior landlords, but also arranging to visit their current living conditions.

The result has been that Richard has put in two very good tenants who are taking really good care of my properties – and this after having had a couple of disasters previously.

I like that Richard does exactly what he says he will. He goes and does a physical check of the properties in the correct time frame. It is not just a cursory check – he really talks to the tenants and goes right through the property. He then comes back to me with the result and any repairs or maintenance he feels need doing, and rates them in importance for me. He has been very quick in arranging for quotes and/or work that needs to be done for me and then ensuring the work is done to his high standard.

If you want a property manager who looks after your property as though it were his own, then I can highly recommend Richard and his lovely wife, Maxine.

My previous situation:

I was employing a large real estate agency to manage the properties and it was not long before they were able to turn a profitable business into a non-profit organisation. They used to book one Inspection every month (in a block of four units) and end up doing multiple inspections per year, because they did only one unit per month instead of doing the four units at one time.

So every month I got charged for an inspection, plus most months I would get a bill for some repairs plus of course their percentage add-on. Also they would take on tenants that later they were not happy to confront for damages, and late or non-payment etc. They would take these tenants to court this adds more charges for this and we still haven’t seen any money yet. This only confirmed to me that real estate agencies are largely in it for their benefit only.

My previous Property Manager before the agency put me onto Richard and Maxine when they were just starting their management business.

Three biggest challenges before:

  1. Sleeping.
  2. Driving property managers to do their job.
  3. Making money.

We were feeling:

That’s easy – “Used”

My situation now:

After several years with Richard and Maxine we are happy in the way things are ticking along. We have pretty much nothing to do with the properties now (our choice) and we just watch the money roll in each payment period. They have developed into a very professional team.

The results and transformations:
